Apartment rental FAQ: where your burning questions meet jargon-free answers—because we know decoding lease lingo is complicated enough.
Yes! Cats and dogs are welcome in our apartments, with some exclusions for condo units and subject to breed restrictions.
If you’re bringing a pet, please note the following:
Pet deposit: $300 refundable move-in pet deposit
One cat: $40/month pet rent
Two cats: $60/month pet rent
Dogs: $50/month per dog
Maximum: Two pets per apartment
Breed restrictions: Our insurance policy restricts the following breeds and mixes: Akita, Chow Chow, Pit Bull, Staffordshire Terrier, Presa Canario, Rottweiler, Shar-Pei, German Shepherd, Husky, and Wolf Hybrid.
Because pet policies can vary for individual condo units, please contact our office before moving forward with a pet to confirm that your pet is permitted.
If you’ve toured an apartment and are ready to move forward, follow these steps to complete the leasing process:
1. Submit your rental application
Each prospective lease holder must submit a rental application, either online or in person. Applications typically take 3–5 business days to process, depending on how quickly we receive references and any additional information requested.
2. Sign your lease and set up your utilities
Once your application has been approved, you’ll receive your lease for review and signature. You’ll also need to set up your required utility services.
3. Provide proof of renter’s insurance
Submit proof of renter’s insurance through Glazd before move-in.
4. Pay your security deposit
Pay your required security deposit to complete the leasing process.
Please note that until you have been approved and a lease has been signed, the apartment will remain on the market and available to other renters.
Residents are responsible for maintaining all utilities not included in their lease for the entire duration of their lease. Your utility service should begin on your lease start date and remain active through your lease end date.
If you move out before your lease ends, you are still responsible for maintaining these utilities until the end of your lease term.

Residents can pay rent using ACH, personal check, cashier’s check, or money order.
For payments made by check or money order:
Please note: Rent payments should be made directly to our office. Utility payments are separate and must be made directly to the company providing service to your unit.

Maintenance requests can be submitted through your resident portal on our website or through the resident portal mobile app.
To submit a request:
1. Log in to your resident portal.
2. Select Service Issues.
3. Select Add Service Issue.
4. Describe the issue and include any helpful details and photos using the notes feature.
Please let us know about any special scheduling considerations in your service notes before submitting your request. For example, if you work from home, have a pet, or need maintenance to coordinate a specific time for entry, please include that information so our maintenance team can plan accordingly.
Tip: Photos are especially helpful for identifying and diagnosing maintenance issues, so please include them whenever possible.

For life-threatening emergencies
For medical, fire, or police emergencies, always call 911 first. If possible, notify our office after contacting emergency services.
Please note: The after-hours emergency line is for urgent maintenance issues that require immediate attention. For non-emergency maintenance requests, please submit a request through your resident portal.
If you’ve lost a mail key, please contact your local post office to request a replacement.
For replacement apartment keys, garage remotes, or parking passes, please contact our office for assistance.
Common area and security door keys: If a key provides access to common areas or secured building entrances, losing it may require the building to be re-keyed for security purposes. Additional charges may apply in these circumstances.
Replacement fees may vary based on current costs for materials, labor, and time required.
After your lease ends, your security deposit will be processed and mailed to you in the form of a check.
To help ensure your deposit is sent to the correct address:
1. Provide your forwarding address
If you did not complete a Security Deposit Disbursement Form, please email your full forwarding address to leasing@middletonshoresapts.com.

2. Watch for your security deposit check
Your security deposit will be processed and placed in the mail no later than 21 days after your lease end date.

Please note: The 21-day timeline is based on your lease end date, not your actual move-out date. If you move out before your lease ends, your security deposit will still be processed according to your original lease end date.
